Draft Queenswood Master Planning Brief

The Draft Master Planning Brief for Queenswood school has †recently been published.

The school is identified in the Welwyn Hatfield District Plan as a Major Developed Site in the Green Belt, where limited development may be allowed but only in the context of a planning brief for the site.

A draft planning brief has therefore been prepared by the school in consultation with the District Council as the local planning authority. The purpose of the brief is to provide a comprehensive framework within which any future development on the site should be considered.

The brief explains the current use of the site, the educational needs and aspirations of the school, setting out a 5-year plan. The sites for limited development/ redevelopment are identified and the brief sets out the constraints on any such development including the building size and design, access, car parking †
landscaping and biodiversity. A site for a new swimming pool is identified within the master plan.

There is a small revision to the current boundary of the Major Developed Site to accommodate a swimming pool. This change is currently proposed as a Pre-Inquiry Change to the Revised Deposit District Plan Review and will be considered at the Public Local Plan Inquiry in May 2003.

I would emphasise that the brief is not a planning application for development on the site. Any development proposals would still require separate planning permission. The brief if adopted by the Council would however provide the detailed guidance against which planning applications on the site would be considered.

The Councilís Planning Policy Development Committee will consider the brief together with any comments and any suggested changes probably in March.

For information, WHDC contacted this site to ask if there was a residents' association they could contact about this.

I told them there wasn't, but suggested this forum might be the best way of reaching a large number of residents with the site averaging 1,500 pages viewed a day.

The document has been received by North Mymms District Green Belt Soc who are checking it out and will comment to WHDC by the deadline of 28 Feb. †

North Mymms Parish Council must have received a copy and will also comment to WHDC by 28 Feb.

These two bodies should be able to make any comments that a residents association might have made.
